120 Broadway

A tenant since 2013, Old Mission will nearly quadruple its footprint at 120 Broadway to 11,173 square feet on the 11th floor

NEW YORK, September 30, 2020 – Silverstein Properties, one of New York City’s leading real estate development and management companies, today announced that Old Mission, a global, multi-asset class ETF market-maker, renewed and expanded its lease at 120 Broadway in Downtown Manhattan. Old Mission will relocate from the 9th floor to occupy nearly four times the square footage, taking up a total of 11,173 square feet on the 11th floor in April 2021.

Old Mission has grown steadily since its founding in 2008, including the launch of a new institutional services business in 2020.  Over the last decade, Old Mission has provided trillions of dollars in on-screen liquidity across virtually every exchange-listed asset class globally. Leveraging its advanced technology and quantitative techniques, Old Mission has built a reputation for trading many of the hardest-to-price and most illiquid ETFs. Old Mission has offices in Chicago and London and has been a tenant at 120 Broadway since 2013.

“Silverstein Properties is delighted to work with Old Mission to support the company’s continued strong growth and expansion of their footprint at 120 Broadway,” said Harlan Strader III, Leasing Associate at Silverstein Properties. “120 Broadway’s direct proximity to The Fulton Center and the Oculus, open-space amenities and personally designed office space will grant Old Mission the opportunity to grow safely and effectively in a Class A building.”

“When Old Mission originally thought about relocation alternatives, nothing was comparable to 120 Broadway’s location in downtown Manhattan and their tenant amenities,” said Patrick Nichols of Old Mission. “We are excited to continue calling 120 Broadway home for the next 10 years.”

Silverstein Properties and Old Mission are working with Schrimmer Design Group on a specialized buildout. Silverstein will manage and execute the construction of the firm’s trading installations.

Often regarded as one of the city’s most noteworthy Beaux Arts-inspired structures, 120 Broadway features vaulted ceilings, gold leaf accents, marble floors and hand-carved architectural detailing throughout. The building recently underwent a $50 million renovation to provide new and exciting tenant amenities, including fitness classes, upgraded interior and exterior features and a revitalized rooftop amenity space, once home to the legendary Bankers Club, which is the largest outdoor space in an office building Downtown.  Current tenants of 120 Broadway include Mediaocean, Beyer Blinder Belle, Macmillan Publishers, Handel Architects and New York Life.

Silverstein Properties Leasing Associate Harlan Strader led negotiations on behalf of the landlord. Old Mission was represented by Michael Beyda of Benchmark Properties and Patrick Nichols, Partner at Old Mission and Head of the NYC Office.

Across Silverstein Properties’ portfolio, tenants now have access to a new hospitality program, INSPIRE your Day, that offers premier hotel-quality amenities and access to neighborhood perks, daily fitness classes and monthly social events through an on-site concierge. These services are all accessible to tenants via a dedicated app.
